A Villa Roof Is Not One Roof
A Redland or Westbury Park villa typically carries a main double pitch, a rear outrigger, two or three dormers, a bay canopy and lead valleys tying them together. Every junction is a separate potential failure, and somebody on a ladder sees perhaps a third of them. We document each plane and each abutment in one visit, so nothing gets quoted blind.

Villas, conversions and conservation areas.
Our villa has dormers and hidden valleys. Will they be covered?
They are the priority. A BS6 villa roof is several planes joined by lead, and the valleys, dormer cheeks and abutments are where it leaks. Each one is photographed square-on rather than at whatever angle a ladder happens to allow.
The roof belongs to the freeholder. Can I still commission a survey?
You can commission one over your own demise, but flying over common parts should have the freeholder's or managing agent's consent, and in practice they are often glad of it. We are regularly instructed by leaseholders and agents jointly for exactly this reason.
Trees overhang our roof. Is that a problem for the drone?
It affects flight planning rather than feasibility. We position to stay clear of the canopy while still getting a vertical view of the valleys and gutters, which is usually where the leaf debris causing the problem has collected.
Redland is a conservation area. Does that restrict a survey?
Not the survey itself, which makes no contact with the building and leaves no mark on the fabric. It is one of the reasons aerial inspection suits BS6: no fixings, no scaffold ties, and no consent required simply to look at a protected roof.
Can we use the report in a service charge or major works dispute?
Yes, and it is a common use. Dated high-resolution evidence of actual condition is far harder to argue with than a schedule of works, whichever side of the disagreement you happen to be on.
