What a Residential Roof Survey Actually Settles
Three situations that account for most of the homeowner work we fly.
A Leak Nobody Can Locate
Water appears on a bedroom ceiling, the roof looks fine from the pavement, and the traditional next step is scaffold or powered access simply in order to look. An aerial trace covers every slope, valley, stack and abutment in one visit and finds the entry point, before anyone spends money on access or on speculative repair to a roof that may not be the problem.
A Claim That Needs Evidence
Most policies fund tracing the source of an escape of water as well as repairing it, and insurers increasingly accept aerial evidence because it is dated, high resolution and shows the defect in place. The same images support a storm claim: what was damaged, where it sits, and how it looked within days of the event rather than months afterwards.
A Purchase Where Ground Level Is Not Enough
Homebuyer reports routinely limit the roof to whatever was visible from the ground, which on a three-storey terrace or behind a parapet is very little. Surveying before exchange turns roof condition from a risk you inherit into a figure you can negotiate over, and it costs a fraction of the repair it sometimes uncovers.

Residential Drone Surveys: Claims, Access and What You Receive
What homeowners ask us before booking a survey.
Will my insurer accept a drone survey for trace and access?
In our experience they do, because it satisfies what the clause exists for: locating the source of the ingress and evidencing it. It is also markedly cheaper than the scaffold or powered access the same clause would otherwise have to pay for.
Do I need to be at home for the survey?
Not necessarily, provided we can reach a safe launch point and the flight does not need access through the house. Many surveys are flown while the owner is at work, with the report and images following by email.
What do I actually receive afterwards?
A written condition report identifying each defect and its location, the full set of raw high-resolution images, and 4K video of the flight. It is deliberately detailed enough for an insurer, a solicitor or a roofer to work from directly.
Is a drone survey as thorough as someone walking the roof?
For assessing condition it is usually more thorough, because it reaches every slope and junction rather than only the ones a ladder can safely serve, and it records what it sees. What it cannot do is lift a tile or test a fixing by hand, and where that is needed the report says so.
